Architectural & structural design

From small residential extensions & loft conversions to new built residential & commercial properties we offer full architectural and structural design services including:



Permitted Development applications

Permitted Development (PD) entitles householders to extend their home without planning permission. Some examples of how you can extend your home within the permitted development rights are as follows:

  • Single storey rear extensions up to 3m in depth (4m for detached properties).
  • Single storey rear extensions up to 6m in depth (8m for detached properties).
  • Loft conversions upto 40 cubic meters for terraced properties or 50 cubic meters for any other properties.
  • Side extensions up to half the width of the original dwelling house.
  • First floor rear extensions (subject to planning requirements).
  • Outbuildings in rear gardens.

Above do not apply in conservation areas or for listed buildings. In these cases a full Planning application will be required.

We would recommend to apply for a Certificate of Lawfulness before commencing with any work to ensure that your development complies with the PD rules.



Full Planning applications

Our services for this stage include:

  • A full dimensional site survey.
  • Preparation of all planning drawings required for the proposal:
  • Completion of all relevant planning application forms:
  • Preparation of Design & Access statements where required.
  • Submission of planning applications to the Local Authority
  • Monitoring the application and liaising with the planning department.
  • Free revision of the submitted plans.
  • Providing the client with all drawings & documents in connection to the application.



Building Regulations applications

Our services for this stage include:

  • A full dimensional site survey as required.
  • Preparation of high quality detailed drawings required for the proposal:
  • Preparation of structural calculations as required.
  • Completion of all relevant building control application forms:
  • Submission of building control applications to the Local Authority
  • Monitoring the application and liaising with Building Control.
  • Free revision of the submitted plans & structural calculations.
  • Providing the client with all drawings & documents in connection to the application.



Lease Plans

We can provide Land Registry compliant plans for residential and comercial properties.

Please provide us with the full address, type and size of property (number of bedrooms) for residential properties or contact us for commercial properties.

We will forward to you an email quote within 24 hours.

Once you are happy with our fees we’ll arrange a suitable time to survey your property - usually within 24 hours. The survey typically takes 1-2 hours.

Once the plans are completed, usually within 3-4 working days, they will be emailed to you or your solicitor in PDF format and we can also provide you with paper copies if required.



Structural calculations

We can provide structural calculations from simple beam designs for house extensions to complex steel frame buildings.

We can also work from your architect's drawings to provide a complete structural design, ready for submission to Building Control.
